Streets we work most weeks
Hamilton West's housing stock is more varied than the east — Edwardian and interwar weatherboards through Frankton and Whitiora, mid-century brick through Forest Lake and Dinsdale, and a fair amount of 1990s–2000s infill behind Killarney Road and out toward Maeroa. The fortnightly run threads through about a dozen streets:
- Killarney Road & Frankton High Street — older villa stretches, lots of camellia and rhododendron
- Forest Lake Road around the lake — long boundary fence-line plantings, autumn-leaf clearance is big here
- Dinsdale residential streets (Mahoe, Tasman, Maeroa Road) — interwar brick, established gardens
- Whitiora & Maeroa flats — denser rental sections, fortnightly tidy ahead of property-manager inspections
- Lake Crescent and around Frankton Junction — newer infill, smaller sections, lots of buxus
What a Hamilton West section actually needs
Three patterns cover most of what we do here:
- Rental section fortnightly tidy. Killarney Road and the Frankton flats have a lot of rentals where property managers want a fortnightly tidy and a photo. We bill the property manager direct on a net-20 invoice; most are on file.
- Established villa garden, restorative pruning. Frankton villas often have a camellia or rhododendron that was set fifty years ago and hasn't been touched. Slow, gentle reduction over two or three winters — we don't try to fix it in one cut.
- Forest Lake autumn-leaf clearance. The lakeside streets cop a heavy May leaf-drop from oak and plane trees along the reserve. We run a one-off autumn tidy across most of these sections — usually one visit in mid-May does it.
Slot availability
- Hamilton West Wednesday fortnight: usually one or two slots open across the year
- Property-manager rental rounds: separate roster, ring direct for setup
- One-off jobs (hedge, autumn tidy): two-week wait outside autumn rush
- Storm cleanup after a named event: same week, priority to existing clients
A note on rentals
About a third of our Hamilton West work is rentals — invoiced direct to the property manager, not the tenant. We send the standard public-liability cert and our IRD number on first contact; most Hamilton property-management firms (Lodge, Harcourts Te Awa, Quinovic) already have us on file. The tenant doesn't need to be home; we just need a green-waste bin access and a working garden tap.
